CDP eyes up Wakefield I&L park

Commercial Development Projects has applied for hybrid planning permission for an employment site on 80 acres of land to the south of Castle Gate in Stanley.

The project team includes Exterior Architecture, i-Transport, civil and structural engineer JPG, consultant Egniol, RSK Biosensus, and Bowland Ecology.

At the moment, the developer is proposing highways infrastructure works to widen and create access off Castle Gate, highway works to the junction between Castle Gate and Aberford Road, and the creation of the internal estate roads, drainage, and landscaping works.

The outline planning permission notes that the proposed industrial use would be for R&D purposes, or storage and distribution uses.

The land is allocated for employment in the Wakefield local plan, alongside a 25-acre parcel to the north which is owned by Chris Nichol and Royd’s Hall Management Company, separated from CDP’s southern parcel by the B6135.

CDP is proposing a landscape-led strategic park delivering logistics and employment space with large units.

It is expected this would complement the smaller unit size development that will be brought forward in due course on the northern parcel of land.

CDP believes the park would create around 1,300 full time on-site jobs, as well as 440 on- and off-site construction jobs, while generating around £2.1m of additional business rate revenues for Wakefield Council each year.

Located around 4.5km to the north west of Wakefield and 9km to the south east of Leeds, the site is currently arable fields used for grazing horses.

The village of Bottom Boat is located to the east of the site and Stanley is to the south.

Landscaping elements would include 3km of footpaths, 500 metres of river gardens, 16,500 sq ft of recreation space, a pond, and 21 acres of green space.
