7 Park Row secures new tenants
Following a refurbishment of the 50,000 sq ft building, Gridtec has moved into the ninth floor while a 2,700 sq ft suite on the eighth floor is under offer.
Owners Augur Group and Firefly Capital Real Estate acquired the building in June last year.
Knight Frank and Carter Towler are the office letting agents, while the leisure unit is available via RK Real Estate and Lyons Thompson Letts.
The recent upgrade included a new reception, breakout areas, upgraded amenities including a gym, lockers, and changing facilities, and office suites that range from 2,000 sq ft to 4,650 sq ft.
The flexible lower ground floor suite provides between 5,300 sq ft to 9,600 sq ft of space, suitable for a variety of uses including leisure, medical, and education.
Park Row is one of Leeds’ most sought after addresses, connecting the financial and retail districts of the city.
The owners commented: “This has been a very significant and exciting acquisition for us. The building was comprehensively refurbished by the previous owners in 2017-18 with over £7m invested, including new M&E and glazing.
“However, we felt that the common parts and amenities could be substantially improved to bring them in line with the building’s overall quality and strength of location.”
Knight Frank, which is advising the owners, commented “As demonstrated by the recent letting activity, there has been strong interest in this magnificent building.
“Remaining suites include 3,077 sq ft of fitted space on seventh while the 4,656 sq ft sixth floor can be split to provide
bespoke fitted suites to suit the needs of tenants.”
