Great Places to proceed in Sheffield
The housing group has secured approval and acquired the land for an £11m scheme delivering 57 social rent homes on City Road.
Located on the site of the former Park and Arbourthorne Labour Club, the scheme will be supported by funding from Homes England and delivered in partnership with Holmpatrick Developments.
On the wider project team is Equilibrium Architects and planning consultant Urbana.
Work is expected to start this month, with completion pencilled in for spring 2028.
The building will have shared communal spaces to encourage the community aspect, with frontage to City Road and access via Eastern Avenue.
The apartments will be made up of 40 one-bed and 17 two-bed homes, with nine one‑bed apartments built to full wheelchair‑accessible standards.
Helen Spencer, executive director of growth at Great Places, said: “We’re delighted to have secured planning approval and acquired the land for this important development, which will bring forward 57 affordable homes.
“By transforming a long‑vacant site into a modern, welcoming place to live, we’re helping to meet Sheffield’s growing housing need and providing housing choice in a well‑connected location.
“City Road reflects our commitment to delivering sustainable homes, and we’re proud to be working with partners to bring much‑needed social housing to the city.”

What an ugly looking building. Looks a bit like a prison!
