Caddick completes Rose Wharf refurb

The developer has finished renovating the 51,000 sq ft grade two-listed former flax mill near Leeds Dock, with offices ranging from 400 sq ft to 35,000 sq ft.

Current tenants include independent coffee shop Rabbit Hole Coffee, Curtins, Dowes Investments, M&E consultancy firm Ridings, and Fundi Commercial Finance.

Caddick has owned the building since 1996, and started the recent renovation work in autumn last year in collaboration with Yorkshire-based interiors company Design Tonic, which has also moved into the building.

The remaining space is being marketed by Fox Lloyd Jones and Carter Towler.

The seven-storey building now has a range of suites and offices with riverside views, and features PV panels, air source heat pumps, and EV charging points.

Facilities include cycle storage and showers to encourage active travel, an outdoor terrace, a business lounge, and bookable meeting rooms.

Hollie Shackleton, associate director at Caddick, said: “The building’s transformation reflects our commitment to creating a vibrant, inspiring workspace that supports businesses’ collaboration, wellbeing and growth.”

Clem McDowell, director at Carter Towler, said: “Rose Wharf has long been a standout building in Leeds, but the refurbishment has elevated it to a new standard.

“The interest we’ve already seen from occupiers reflects the quality of the space, the convenience of its location, and its best-in-class amenities.”
