York to mull 140 homes
Miller Homes is seeking reserved matters approval for land off Tadcaster Road in Copmanthorpe.
With outline permission in place for up to 158 homes, the developer, which is working with design and planning firm JRP, has put together detailed plans for 133 homes and seven self-build plots.
City of York Council’s planning committee will consider the proposals on Thursday 5 December.
The site is currently open field space, amounting to 18.7 acres.
In line with planning policy, 30% of the homes on site are classed as affordable. There will be eight one-bedroom homes, 41 two-bedroom, 51 three-bed and 33 four-bed, with the last seven unknowable at this stage, due to being within the self-build plots.
JRP’s planning statement said: “The proposed development brings significant social, economic and environmental benefits and very much falls within the definition of sustainable development, on which the NPPF encourages planning authorities to take a positive approach.”
By and large, planning officers agree, recommending approval to committee on the grounds that “the layout provides an attractive, verdant development promoting active travel through provision of the infrastructure for walking and cycling” and that all is in accordance with both national and local policy.
