Work begins at Doncaster’s Eclipse

Contractor Bowmer & Kirkland has started on site at the 400,000 sq ft-plus logistics facility, a scheme by Blackbrook and Rula Developments.

CBRE and Colliers are joint agents for the project, which was consented in December 2022.

Completion is expected in January 2024 for the speculatively-built scheme, at which an EPC A rating is targeted.

Blackbrook is a specialist investment firm focused on future-proof supply chain infrastructure across Europe. Doncaster-based Rula is a commercial developer focused on identifying and developing sites across the UK for immediate development or for medium to longer-term strategic development.

The building will include 381,150 sq ft of warehouse/industrial space with 24,000 sq ft of supporting office space. It will have capacity for up to 100% coverage of roof solar PV panels, and will have 256 car parking spaces and 26 EV charging points on site.

Eclipse will offer access to both the M1 and M62, being located at Junction 5 of the M18.

The site sits within the 618-acre Unity masterplan area being advanced by Waystone and Hargreaves Land, one of the region’s largest strategic developments.

Mike Baugh, executive director in CBRE Leeds’ industrial team, said that Eclipse will bring “much-needed” space to the regional market, adding that “Eclipse offers market-leading sustainability credentials, designed specifically to reduce energy use, mitigate climate risk and boost biodiversity”.

The development is strategically located with prime highway connections, providing a gateway to the region and wider UK logistics network.”

Rula’s managing director Ben Ward concluded: “With limited speculative development taking place within the industrial and logistics sector, at a time of severe supply shortages, we are proud to be driving forwards with this extensive unit.”
