What to watch in 2025: Yorkshire

Urban Splash was appointed in 2023 to transform the Brutalist, grade two-listed building that sits adjacent to the city’s Heart of the City development. Since then, the regeneration developer has been busy consulting the public as to how best to use the sizeable space. Working with architect AHMM, the vision is for it to be a mixed-use retail and commercial building.

Work is due to start in 2025 and be completed in phases, with a completion date vague at the moment – 2026, or possibly 2027, was given as the answer.

Bradford City Village

With a formal planning application expected to be submitted in spring of 2025, this regeneration project is being carried out by ECF, a partnership between Homes England, Legal & General, and Muse, alongside Bradford City Council.

Having spent almost two years working together to draw up plans in consultation with the public, the vision for the scheme now includes the demolition of the Oastler and Kirkgate shopping centres from summer 2025 onwards, to be replaced with 1,000 homes, three parks, retail, and office space in the centre of the city.

The wider project team for Bradford City Village also includes 5plus Architects, re-form Landscape Architecture, Avison Young, Cushman & Wakefield, and Turner & Townsend.

South Village, Leeds

Caddick’s plans for the 9.4-acre site to the south of the city adjacent to Meadow Lane, the main entrance to the city from the motorway, include 1,925 apartments in a scheme that could also include up to 650,000 sq ft of office space, 450 hotel bedrooms, a multi-storey travel hub including 722 car parking spaces, and 30,000 sq ft of retail & leisure.

Approved in March 2024, construction on this regeneration project to the south of Leeds train station is due to start in September 2025.

SQ1, Scarborough 

Located on Scarborough’s main shopping street, Square One (formerly the Brunswick) is the only enclosed shopping and leisure centre in the whole of the Borough of Scarborough. Currently providing 130,000 sq ft of retail space, developer Scarborough Group’s plans for the site include redeveloping it as a leisure-led destination for North Yorkshire.

Odeon has already been announced as the anchor tenant, and once complete, the centre will consist of 20 units ranging from 250 sq ft to 20,000 sq ft across three floors, as well as kiosks for independent F&B operators.

West Bar, Sheffield

This £300m regeneration project commenced in 2022 and is funded by Legal & General and developed by SCC and Urbo West Bar, a joint venture between Urbo and Peveril Securities, part of Bowmer + Kirkland. 5plus Architects designed the scheme. Sheffield City Council has already taken possession of a 100,000 sq ft office building, part of phase one of the masterplan.

Work will continue throughout 2025, with phase two plans including a second L&G-funded, 100,000 sq ft office building, a 450-space multi-storey car park building and additional new public realm in the form of West Bar Square.

The overall vision is for 1m sq ft of mixed-use commercial, retail, leisure, hotel, resi, and parking.

Our Cultural Heart, Hudderfield

Phase one of Huddersfield’s flagship regeneration scheme will continue throughout 2025. BAM will redevelop Queensgate Market into a foodhall and library, while plans have been submitted by Kirklees Council for phase two, covering the conversion of the former library into a museum and gallery, designed by FCBStudios.

Councillor Carole Pattison, Leader of Kirklees Council, said: “2025 is a key year for Our Cultural Heart in Huddersfield. By the end of the year, we’ll be a few months away from completing construction on the first phase of development.

“Projects like Our Cultural Heart will bring more visitors to the town and help to drive growth and investment in Huddersfield and the wider Kirklees borough. We are committed to making Huddersfield, and Kirklees, a destination where people can come together to enjoy a wide range of social and cultural activities – and this is exactly what this first phase of the project will provide.”

Leeds Bradford Airport extension

Construction on the £100m project started in April 2024 and is due to complete in time for summer 2025. Works include the modernisation of the existing LBA terminal building and the addition of a 102,000 sq ft three-storey extension, with Farrans Construction working on phase one of the scheme.
