Leeds expansion for Total Developments
The industrial developer is looking to build three units equating to 95,000 sq ft on land at Sandleas Way, to the east of the city.
The five-acre site used to have three factory buildings and an office block, however permission was granted for the demolition of two of the factories, which have now been cleared.
Architect Horizon Fletcher Rae and planning consultant Stantec are supporting the project.
Sustainability has been factored in via energy efficient technology, and Total is looking to achieve BREEAM ‘Excellent’.
Total Developments is a joint venture between Stretton Property and Pioneer Design & Build, a building contractor based in Cheshire.
The wider Manston Lane employment site was formerly occupied by Communisis, who vacated the site last year.
Total has now undertaken a programme of regeneration at the site, dividing the plot into two parcels.
The north parcel had the now-demolished factory units and office block, which will be replaced with the three new units.
The southern part of the site contains a large unit that is being refurbished with access from Manston Lane.
