TCS presses on with Leeds PBSA
Having presented pre-application proposals for the scheme to the council in 2022, Town Centre Securities’ plan for a 1,100-bed student accommodation at the Merrion has been recommended for approval.
The proposal consists of three main phases: the conversion and extension of Wade House, a vacant 12-storey office building at Merrion; demolition of a four-storey block containing an empty cinema and retail units to make way for a 37-storey PBSA tower; and reconfiguration of retail assets and mall routes within the Merrion Estate.
The project team includes ID Planning, Enjoy Design, Homes for Students, Hoare Lea, re-form, Adept, and chartered surveyors Gia.
A mix of student accommodation types will be provided across the two buildings, alongside amenity spaces, with 264 bed-spaces created in Wade House and 846 built in the new 100 Merrion Centre tower.
The Merrion Estate is owned by TCS and comprises a mixed-use office and retail development in the north of the city.
The ground and balcony floors of Wade House and 100 Merrion Centre will integrate into the existing shopping mall and be the main point of entry.
Approval of the scheme will add to the wave of high-spec PBSA sweeping Leeds in recent times, as the city looks to keep up with demand.
