Self-build North Yorkshire site recommended for approval

Having submitted plans in 2022, farmer Derek John Beal’s application for 110 homes on land to the west of Malton Road, Pickering, are set for a green light on Thursday.

Located on nine acres of land near his home in Malton, Beal has used East Yorkshire-based estate agents Ullyotts as his agent throughout the process.

An adjoining 2.5-acre parcel of land is also part of the application, and will be used for public open space to complement the estate.

The housing mix will comprise one- to three-bedroom bungalows and two- and three-bedroom houses, of which around 35 will be affordable.

The development will also have a children’s playground.

Beal is listed as director of Peredurus, which is involved in mixed farming and the development of houses.
