Plans in for River Don District’s next phase
British Land is seeking consent for around 400,000 sq ft of industrial floorspace on a 15-acre site in Sheffield, adjacent to the Forgemasters development.
The wider project team is made up of Fox Lloyd Jones, Quod, SGP Architects, Stantec, WSP, Hoare Lea, and BSG Ecology.
Known as Plot 3, the application follows the expiry in July 2025 of an earlier outline consent granted in 2020 for the wider River Don District site, which covered Plots 1, 2, and 3 and allowed up to 1m sq ft of employment-led floorspace, alongside retail, leisure, hotel and car showroom uses.
Plots 1 and 2 have since been acquired by Sheffield Forgemasters, which secured full planning permission in February last year for up to 400,000 sq ft of industrial buildings.
Plot 3 comprises brownfield land that has been largely cleared, although three small, vacant buildings remain on site and will be demolished.
Plans include a car showroom, workshops, general industrial, and storage warehouses.
The land is currently used for informal car parking, storage and laydown, with areas of overgrown hardstanding.
Access is from Weedon Street, with Meadowhall Drive forming the western boundary and Meadowhall Way to the north.
Located around 5km north-east of Sheffield city centre and 3km south-west of Rotherham, the site sits within the Lower Don Valley employment area, close to Junction 34 (south) of the M1 and the Meadowhall transport interchange.
These Plot 3 proposals would complete the redevelopment of the River Don District as a major employment hub in the Lower Don Valley, alongside Sheffield Forgemasters’ investment on neighbouring plots.
