Record resi plot sales for Harworth in Q4
The developer sold 1,896 residential plots with a sales value of £71.7m in the fourth quarter, with Yorkshire sales accounting for 15%.
Activity in Q4 amounted to almost three quarters of the company’s annual total, as total resi plot sales for the year totalled 2,385 (sales value of £104.1m).
This figure was a smidge more than double the amount sold in 2023 (1,170 plots/£52.1m).
Alongside these resi sales, the last quarter of the year also saw Harworth complete a 27-acre land sale at Skelton Grange and 278-acres at Ansty, for a total sale value of £106.3m.
Focusing back on the resi plot sales, Harworth sold them to national and regional housebuilders as well as affordable housing providers.
A key transaction was Pheasant Hill Park, located on the former Rossington colliery site in South Yorkshire, where Harworth completed sales of 132 plots to Great Places and 150 to Homes by Honey, bringing the total plots sold to 927.
Once complete, Pheasant Hill Park will deliver 1,200 homes as well as a mix of commercial and community uses.
The largest resi transaction in Q4 was at Harworth’s Coalville development in Leicestershire, for 357 plots to Taylor Wimpey.
2024’s performance was Harworth’s strongest residential sales year to date, exceeding its target of 2,000 per year.
Harworth’s pipeline now consists of 31,264 residential plots throughout the country, with 15% already consented, including 3,044 plots at an allocated site near Grimsby.
