Plans submitted for Hipperholme housing
Crosslee Properties has applied to Calderdale Council for permission to build 65 homes on the former tumble dryer factory site on Brighouse Road, with the intention that Barratt Homes will take it forward if approved.
Following the closure of the Crosslee factory, the wider site has been cleared.
Barratt Homes previously purchased part of the land, adjacent to this site, and is developing 158 homes under its David Wilson brand.
The housebuilder has offered to acquire this patch of land to deliver housing on too, if Crosslee’s application is successful.
An application for a Lidl store on former factory land immediately to the north of the proposed site is also under consideration.
The project team on this one consists of STEN Architecture, planning consultancy from Peacock + Smith, and environmental surveys by Arc Environmental, SLR, Smeeden Foreman, Delta Lucion, and Sharps Redmore.
LHS carried out reports looking into the employment use potential and viability of the land, and found there is more need for housing in the area than commercial space – which is what the land is technically down as in the Local Plan.
Crosslee began marketing the site for employment in late 2019 and the site remains on the market, however a lack of interest is further encouraging a move towards residential use.
Viability is cited as the primary reason for this, due to remediation and infrastructure costs.
The five-acre site is located around 600 metres from the district of Hipperholme, and public transport is available closeby.
Crosslee has suggested an affordable housing allowance of 25%, equating to 16 homes, with a housing mix of two- to four-bed homes.
