Plans in for phase two of Sweetfields
Platform_ has submitted an application for the next part of its Leeds development, looking to add more than 500 more BTR apartments to the South Bank neighbourhood.
The developer and operator has applied for permission to build 541 homes across two buildings, with a mix of studio, one-, two-, and three-bedroom flats.
One of the buildings will be formed by two blocks ranging in height from eight to 17 storeys, while the second will be a 23-storey tower with views across the city centre.
Amenities will include resident lounges, a gym, co-working spaces, private dining rooms, and external terraces.
In terms of the public realm, Platform_ has included 223 new trees in its landscaping plans for the wider site, which was created by LDA Design.
As for environmental credentials, all homes are targeting an EPC B rating, and the buildings will have 4,000 sq ft of green roof space and 3,500 sq ft of solar panel space, to generate energy.
The development will also be future-proofed for connection to the Leeds PIPES District Heating Network.
Located on Sweet Street, the application follows outline planning permission in November 2023 for 1,351 homes and 200,000 sq ft f commercial space.
Knight Frank will be the agent for the commercial spaces on the scheme, while other members of the project team include structural engineers Meinhardt, DLG Architects, Leeds-based consultants CGP-MEP, quantity surveyors KS4, consultants Bureau Veritas CDM, and fire engineer consultants Fire Dynamics.
So far, 451 BTR homes are being delivered as phase one of the scheme, alongside amenities such as an Asda Express and a pub.
This is being built by Winvic, backed by investment from Lloyds, and recently topped out with completion scheduled for January 2027.
In total, the £500m new neighbourhood will measure 1.3m sq ft and is a seven-minute walk from the train station.
Jean-Marc Vandevivere, chief executive at Platform_, said: “Sweetfields embodies our vision to create a new benchmark for build to rent living: design-led, sustainable and well-connected.
“The submission of this planning application marks another important step forward in bringing this landmark development to life and delivering essential new homes and lasting benefit for the city of Leeds.”
Matt Willcock, development director, said: “The design of these buildings has been carefully refined in collaboration with Leeds City Council and key stakeholders to ensure we deliver exceptional quality homes within a landscape-led environment.
“This phase continues our ambition to create a thriving, inclusive neighbourhood that contributes positively to the city’s South Bank regeneration.”
