Plans in for phase one of British Sugar’s York development

The landowner has submitted details of the landscaping, green infrastructure, and zones that will shape the eventual 1,100 home community.

Outline details for the site, which is located on the former British Sugar factory on Boroughbridge Road, were approved in 2018 and include the above mentioned homes, two pre-schools a primary school, public open space, and a community hall.

Rapleys is the planning consultant for the scheme, which has been designed by LDA Design.

Located north west of the city centre, the brownfield site is around 1.4 miles from York and has been mainly cleared of the former factory buildings.

A timeline in the Design and Access Statement anticipates work on phase one starting in Q1, 2027 and concluding in Q1, 2029, with all six phases of construction set to complete by 2037.

Phase one of the site will extend to 22 acres and will not include housing or community buildings, focusing instead on landscaping.

This will include central areas such as the Green, at the heart of the neighbourhood; the Avenue, which is a public green space; the Circles, which will be two green areas used to orientate people within the central character area; the Square at the centre of both the green space and the residential neighbourhood, as a vibrant focal point for gathering; and the Playing Fields, for sports use.

Around the edges of the development will be the Woodland Edge to the east, a buffer to the railway line that retains existing trees and plants; the Woodlands Walk, which has been designed as a quiet space for people; and the Wet Lands, a key part of the Woodland Walk that doubles up as water drainage for the site.
