Plans in for 260 Rotherham homes
Barratt David Wilson’s outline proposals for Hellaby include 195 market-rate homes and 65 affordable dwellings.
Planner Lichfields is working with the housebuilding giant – now enlarged further by last year’s merger with Redrow – on its plans for Cumwell Lane, a currently agricultural site that forms part of a safeguarded land allocation in the Rotherham Local Plan.
The professional team also includes Highstone, SLR, bsg Ecology, Rodgers Leask, FPCR, MAP Archaeological Practice, Peninsular Acoustics, TPS Transport, Golby & Luck, and comms firm Royal Pilgrim.
BDW’s 25-acre site sits directly south of Hellaby, in the eastern part of Rotherham borough, and is bordered to the north by existing housing. It is south of Bateman Road.
The land forms part of a safeguarded allocation, meaning that it has already been removed from the Green Belt and set aside for development should it be required – according to Lichfields’ planning statement, that means it could come into consideration from the end of the current plan period in 2028.
Although detail on the breakdown of the housing will not come until the reserved matters stage, BDW said that it could be expected to include two-, three- and four-bedroom homes.

More houses and solar farms, what with all the factories they are building from Thurcroft to hellaby theres not going to be any farmland left. The roads and resources are at breaking point now.
