Plans in for £130m New Foundry Square
Forshaw Group is looking to add to the burst of high-rise activity on Kirkstall Road in Leeds, one of the main thoroughfares into the city, with a 504-apartment scheme on a disused brownfield site.
The project team includes planning consultant Euan Kellie, architect Ollier Smurthwaite, and landscape designer re:form.
Having gone down the pre-application route back in July and following a public consultation, the developer has officially submitted plans that include 236 one-bed, 219 two-bed, and 49 three-bed homes, suggesting that 7% would be affordable.
Amenities include a gym, sauna, swimming pool, cinema lounge, co-working spaces, a 24-hour concierge and nine retail units on the site.
Re:form’s greenspace design includes ‘The Square’, which is a series of garden rooms alongside a flexible space for events and activities; a 2km wide ‘green link’ route from Kirkstall Road; a 3km active travel route for pedestrians and cyclists; and ‘the Garden’, a south east facing area of greenspace.
The scheme would join other major developments on the thoroughfare, such as Clarion’s £100m 1,600-home Dyecoats development, Glenbrook’s £152m 618-apartment project, and Countrylarge’s proposed 100-townhouse scheme.
The public consultation showed more than 75% of respondents supported the regeneration of the disused site.
