Vistry pitches 785-home Dinnington development
The housebuilder, together with Beatrix Mary Easterbrook, Morrell Family Estate Company, and Morrell Corporate Estate Company, has submitted an outline application to Rotherham Council for land at Oldcotes Road.
The 66.7-acre site comprises an agricultural field and a small area of woodland. It is located to the east of Harron Homes’ residential development currently under construction and playing fields associated with Dinnington High School.
Savills listed the arable site near Throapham for sale as development land.
As well as Savills, Vistry East Yorkshire’s project team includes Dragonfly Consulting, BWB, Lithos, Hart, LSH, JRP, Optima, Barnes Associates, Mineral Surveying Associates and FORTEM.
The proposals would deliver up to 785 homes, with a range of house types and sizes, and 25% affordable housing.
The illustrative masterplan also includes around 14.5 acres of open space and landscaping.
The development is expected to be built over six years, with the construction phase estimated to support just more than 1,000 jobs and generate £70m in GVA.
A planning statement prepared by Savills said the scheme would help address a shortfall in the council’s housing land supply, while contributing towards the national objective of increasing housebuilding.
An Environmental Impact Assessment screening opinion request for the development was submitted last year. It was subsequently concluded that the proposals are not considered to be EIA development.
