Persimmon pushes on across region

Developments in Hemingbrough, Cayton and Wetherby have been submitted for approval by the York-headquartered housebuilder.

Perhaps the most significant proposals are amended plans for a site allocated in Scarborough’s Local Plan.

The site in Cayton is subject of a Persimmon plan for an initial phase of 251 dwellings, with outline plans for the wider scheme including a further 1,149 homes, primary school land and local centre retail and facilities.

The masterplan includes “significant areas of public open space and community amenities like sports pitches, trim trail equipment, cycle links, play areas and a local centre”.

Persimmon intends to continue the Cayton Approach link road into the site and potentially introduce a new bus route through the wider site. Plans also include the creation of a new junction onto Cayton Low Road and the construction of north-to-south and east-to-west spine roads to enhance connectivity and reduce traffic congestion.

Joel Frank, land director, Persimmon Yorkshire, said: “This development will deliver high-quality new homes for local homebuyers alongside significant investment into the local area.

“Throughout the process, we have been engaging with the local community and Cayton Parish Council.

“Our resubmitted application reflects the Council’s aspirations for the site through its allocation in the Local Plan for housing, alongside improvements to design and open space in Phase 1, resulting in a reduction in the number of homes from 344 to 251. The wider application area now includes land for a school and a new local centre.

“We look forward to working with North Yorkshire Council and local residents on these exciting plans.”

North Yorkshire Council will also rule on plans for 139 homes in Hemingbrough, with the site allocated for housing in the emerging draft local plan for Selby.

Persimmon’s plans include a range of one to four-bedroom homes, all equipped with EV chargers and bike sheds provided for homes without garages.

The application includes the policy-compliant level of affordable housing, with 20% of all homes lined up to be transferred to a housing association or sold at a discount to open market value. Four bungalows are included, along with eight wheelchair-accessible homes.

Persimmon is also working alongside design and consultancy firm Pegasus Group on a 20-acre development site close to Wetherby racecourse.

The site is mainly made up of agricultural land and is approximately 1.4km from the centre of the historic market town.

The submitted plans detail 130 homes with communal open space, landscaping, and infrastructure works on land off Sandbeck Lane.

Proposals include 46 affordable housing units, or 35% of the development, with the housing mix made up of two-bed houses and apartments and three, four, and five-bed houses.

The site is located behind an approved development by Taylor Wimpey, Swinnow Park, with access off B1224.
