Network Space exchanges contracts on 19-acre Barnsley site
The developer gained outline consent for 215 homes on the Shaw Lane plot in Carlton last November, with the site now being brought forward by Vistry.
Vistry will secure reserved matters for the land before completing the acquisition, and plans to work with a social housing provider to deliver up to 50% of the homes as affordable.
Planning consultant Spawforths led the NSD team, which also included Wardell Armstrong, Peel Frischmann, Tetra Tech and Rachel Hacking Ecology.
Plans for the site also include highway upgrades, new public access links, widened footpaths, and a pedestrian crossing will be installed at the entrance of the development, giving access to the popular Trans Pennine Trail.
It is also hoped the wider development will include links to existing public rights of way and offer scope for additional pedestrian access to Barnsley Canal.
Plans were previously rejected in October 2023, on the grounds of highway safety.
The almost 19-acre site is on open land on Shaw Lane, and is part of the Carlton masterplan, which will eventually accommodate around 1,500 homes.
Stephen Barnes, managing director of Network Space Developments, said: “Exchanging contracts marks another positive step in supporting Barnsley’s housing growth ambitions.
“The scheme will provide an attractive mix of new homes alongside meaningful investment in local infrastructure and community facilities. It’s a great outcome for both residents and the wider area.
“This development is designed not only to meet demand for quality new homes but to enhance the fabric of the local area.
“The investment in footpaths, education and wildlife protection ensures the scheme delivers lasting benefits for the whole community.”
