Miller acquires Carlton site

The housebuilder is hoping to build 200 homes on Mill Lane, to the north east of the North Yorkshire village.

Outline permission for the scheme was granted in 2023 after being originally denied by the council. Concerns about the impact on village amenities were raised via more than 100 objections to the scheme, however the ‘pressing’ need for more housing – including affordable – was later seen to overrule this.

Miller has now submitted updated plans for the site and hopes to have completed the first set of homes by 2027.

Bolstering the project team were DAC Beachcroft, STEN Architecture, ID Planning, an Queensberry Design.

Located near Selby, the development has a proposed 10% affordable housing ranging from one- to three-bedroom houses, while the remaining housing will be made up of two- to five-bedroom homes.

The site borders residential estates at Broadacres and Broadacres Garth to the west, and plans include the creation of a new road to allow primary access from Mill Lane.

As well as a dedicated route for farm vehicles, pedestrian and cycle routes into the village will be included, alongside areas of public open space and a biodiversity zone.
