Mabgate Yard hits the market
The 1.5-acre site to the east of Leeds city centre comes with consent for an £80m, 300-apartment BTR development.
The cleared site is being marketed by JLL on a freehold basis for Cheyne Impact Real Estate.
Although it has reserved matters permission for three buildings, 71-73 Mabgate’s proximity to the grade two-listed Hope Foundry at 69 Mabgate has been an issue of contention, as the MAP (Music & Art Production) charity holds music events at the site and has concerns that noise complaints from incoming residents could threaten the centre’s future.
Despite a petition of 5,000 signatures against the development, it was signed off by Leeds City Council in October 2024.
Prior to that, HBD had secured an outline consent for Mabgate Yard in 2023, before forward-selling the three-building development to Cheyne Impact Real Estate.
Architect on the scheme is Leeds-based Cunniff Design, with Quod advising on planning, Turley on heritage and Ares on landscape architecture. The professional team also included Systra, Buro Happold, Gardiner & Theobald, Curtins and ECUS.
