Leeds to sign off 352 ELE homes

The next step in the East Leeds Extension is recommended for approval, with Redrow looking to add to the 5,000-home masterplan on land at Red Hall Lane.

Designed by Pegasus, proposals include the conversion of offices into two apartments in the Old Farmhouse, refurbishment of Gate House, the conversion of outbuildings into garages and bin storage, and infrastructure works.

The scheme was first brought before the council in 2022, and since then ‘significant’ layout changes have been made.

The report by Leeds City Council notes that ‘a significant amount of time’ has been spent resolving drainage issues for the site, and along with a 15% affordable housing provision and a hefty East Leeds Orbital Route contribution of £7,246,000, it seems any former issues have been ironed out.

The developer has also incorporated more green spaces than was technically required, and the houses have been designed to above-required standards of energy efficiency.

Pegasus has created three ‘character areas’ for the development, which will vary in architectural style, density, and landscaping and will be split into a low-density area to the east of Red Hall House, a low-density area to the south of Red Hall Lane, and a medium-density area to the south.

The wider East Leeds Extension is spread over 575 acres around the edge of Swarcliffe, Whinmoor, and Crossgates, including the Red Hall site.
