Kirklees £16m industrial park hits the market

Flush Mills in Heckmondwike has 490,000 sq ft of space across a 23-acre site, as well as a four-acre site zoned for residential development.

Marketed by GV&Co and Michael Steel, the park is fully let to seven businesses and is one of the largest industrial estates in Kirklees.

Occupiers include Wakefield Acoustics, Yorkshire Packaging Services, and Furniture & Choice.

Currently owned by Wharfedale Property, the site is located within close proximity to Huddersfield, Leeds, and Wakefield, less than three miles from the M62.

The 3.9-acre site that has been zoned for residential in the Local Plan is opposite the main estate on the other side of the A638.

The estate itself is made up of a mix of industrial units that generate a passing rent of around £1.8m per year, which would reflect an initial net yield of 10.5% if sold for the asking price.

Two of the units were newly constructed in 221, and others have been refurbished recently.
