Irwin Mitchell signs for 48,000 sq ft at Heart of the City
The law firm’s move into Sheffield’s regenerated city centre district takes office occupancy for the project close to 98%.
The Sheffield-based company was founded in the city in 1912 and now has more than 1,000 staff in the city.
The move to Elshaw House, the city’s first zero carbon office building, comes as Lucy & Yak, Gus, and Weekend Offender all announce their retail openings, with more to be made in the coming weeks and months.
Heart of the City saw the council, alongside joint venture partner Queensberry, create 500,000 sq ft of offices, 100,000 sq ft of retail and leisure space, and a public park across 17 acres in the city centre.
Constructed by Sheffield-based Henry Boot, the £470m project officially completed development earlier this month.
RivingtonHark has been appointed lead asset manager.
Cllr Ben Miskell, chair of the transport, regeneration and climate policy committee at Sheffield City Council, said: “There is no better example of how our incredible Heart of the City development has been received then when it comes to the office space we have had on offer.
“Businesses have been flocking to take a look at the high-quality buildings, and it is no surprise that we are now very close to full capacity.
“The addition of Irwin Mitchell to the project brings yet another major Sheffield business to Heart of the City.
“The firm has been serving the people of Sheffield for 114 years and will continue to do so for many years to come from our brilliant Elshaw House building.”
Mark Williams, chair of RivingtonHark, said: “2025 was an incredibly good year for the Council’s Heart of the City development and the news of Irwin Mitchell coming to Elshaw House has continued that momentum.
“It means practically all of the office space has now been taken with even more businesses coming to us asking for space within the project.
“Irwin Mitchell is a staple of the Sheffield legal system, dating back over a century and is a perfect example of how we have attracted the big names to Heart of the City.”
Jonathan Scarsbrook, regional lead partner at Irwin Mitchell for South Yorkshire, said: “We’ve been in Sheffield for more than 100 years and although we’ve now expanded to have 24 other offices nationwide, Sheffield is still our largest base of colleagues and will always be an important location for us.”
