Homes England backs Park Hill with £6.4m funding

The government agency is unlocking the next phase of housing delivery at the Sheffield landmark, which is being redeveloped by Urban Splash and Places for People.

The regeneration of Park Hill has so far delivered 455 homes, 356 student accommodation beds, and more than 50,000 sq ft of commercial space, alongside landscaping and green space.

Provided through the Brownfield Infrastructure Land Fund, this funding  enable works to commence on Phase 4, which secured approval in November 2023 and will comprise 125 new homes, of which 20% will be affordable, as well as public realm improvements.

Features will include EV charging points, a car club, and cycle storage.

The wider Park Hill project team includes architect Mikhail Riches, Estrada Ecology, Civic Engineers, Austin Smith Lord as landscape architect, Buttress advising on heritage, Broadfield Project Management, Sandy Brown on acoustics, CHPKFire, Booth King, and Salford Environmental Consultancy.

Pauline Schaffer, director of infrastructure funding at Homes England, said: “As the government’s housing and regeneration agency, our Brownfield Infrastructure Land funding supports the delivery of homes on strategically important sites, particularly where viability is a challenge.

“Park Hill is a remarkable example of urban regeneration of this kind, and we’re proud to be supporting Urban Splash and Places for People as they deliver the next chapter of this nationally significant project.

“The revitalisation of Park Hill is not only creating new homes but also shaping a thriving, mixed-use community in the heart of Sheffield.”

Sian Stanhope, development manager at Urban Splash, said: “Park Hill is one of the most ambitious and celebrated regeneration schemes in the UK.

“Over the last 10 years, we’ve worked to retain its architectural heritage while breathing new life into this landmark.

“Phase 4 will continue that journey, introducing high-quality, design-led homes, more green space, and improved amenities for existing and future residents.”

Regional managing director for Central and North at Places for People Nilam Buchanan, added: “We are committed to delivering high-quality, affordable homes that enrich lives and create thriving communities.

“This funding enables us to continue our work at Park Hill – a place that has already demonstrated the social, economic and environmental value of thoughtful, collaborative regeneration.”

Park Hill’s redevelopment was launched around 20 years ago, with outline planning permission first granted in 2006 for the refurbishment of up to 874 flats across the 32-acre complex.
