Gradient Mill set for summer opening
Billed as Wakefield’s first new-build office development in a decade, the project will see 38,810 sq ft of business space added to the offer at Tileyard North.
Overlooking the central courtyard at the 135,000 sq ft complex, the aims for the project are an EPC A certification and a BREEAM Excellent rating.

Gradient Mill will, said joint agents CBRE and Fox Lloyd Jones, welcome businesses of all sizes with open arms, offering workspace for up to 400 desks. There will be a business lounge in the reception area.
Harry Finney, associate director at Fox Lloyd Jones, said: “Gradient Mill will be one of few new build offices to complete in 2024 regionally and is a significant boost to the lack of supply of grade A office space in Wakefield.

Finney said discussions are ongoing with a number of occupiers.
Close to The Hepworth, Tileyard North, developed out of the former Rutland Mills complex, is a sister operation to Tileyard London, which houses 250 businesses across creative sectors.
Already on offer at Tileyard North are amenities including flexible workspaces, event venues, recording studios, creative edit suites, and hospitality options.
Plans for a boutique hotel and riverside terrace bar and restaurant are in the works. Historic England provided a £625,000 grant in March this year for further works at the development.
