Gradient Mill opens at Tileyard North

A combined project from City & Provincial Properties and Wakefield Council, the project team includes Morgan Sindall Construction, Hawkins Brown on design, project management by Opera, and flex-space partner 2-Work.

The workspace and hospitality venue is the sixth of seven buildings to complete in the Wakefield scheme, and will be let by joint agents Fox Lloyd Jones and CBRE.

Gradient Mill has four storeys and space ranging from 2,600 sq ft to 39,000 sq ft, or from 1 to 400 desks.

In terms of sustainability credentials, the building is gas-free, has an EPC A rating, and is targeting BREEAM Excellent standard.

With the expansion of Tileyard North, the owners are looking to build on the flexible, creative, coworking environment and so the building includes all the communal spaces and amenities now expected.

Paul Kempe, director of City & Provincial Properties and co-founder of Tileyard North, said: “The handover of Gradient Mill marks a pivotal milestone in the project’s journey, supporting the transformation of Wakefield’s Waterfront into a thriving creative hub.”

Cllr Denise Jeffery, Leader of Wakefield Council, said: “ This will offer world-class facilities to artists and creatives based right across the north of England. It will support businesses and the economy and provide a vibrant space for residents and visitors to enjoy.”
