Europa secures £89m green loan to refinance M1 logistics assets

The pan-European real estate investment manager has secured the funding from HSBC UK for two newly developed logistics parks along the UK distribution corridor: Panattoni Park Rotherham in South Yorkshire and Panattoni Park South Normanton in the East Midlands.

Both developments are now fully operational and let on long-term leases to businesses in the e-commerce, pharmaceutical, and automotive sectors, providing a stable income stream.

The £89.1m green loan reflects continued confidence in the UK’s logistics market, particularly for modern, well-located warehouses that combine strong occupier demand with high environmental standards.

Both sites have achieved EPC A ratings and BREEAM ‘Very Good’ certification, meeting the sustainability requirements needed to qualify for green finance.

Panattoni Park Rotherham provides 710,000 sq ft of logistics space in the strategically important M1-M18 corridor. The site serves as a national distribution centre for its main occupier while offering excellent links to major northern cities including Leeds and Manchester, as well as supporting last-mile deliveries across the Sheffield city region.

Panattoni Park South Normanton, meanwhile, offers 575,000 sq ft of distribution space in one of the East Midlands’ established logistics hubs. With direct access to the motorway network, it provides strong connections to Birmingham, Derby, Nottingham and the wider Midlands, making it an attractive location for national occupiers.

The refinancing is another sign of lenders’ continued willingness to back high-quality logistics developments that pair prime locations with secure long-term tenants and strong sustainability credentials.
