Esh reaches Bridlington milestone
The final timber frame has been installed at a sustainability-led development that will comprise a care home and 54 houses.
Esh Construction is delivering the Pinfold Lane project in partnership with Yorkshire Housing and Housing 21. The project has been on site for seven months.
Twenty six homes are being built using timber frame construction. The development as a whole will deliver 54 energy-efficient, zero gas homes for Yorkshire Housing alongside a 68-apartment extra care facility for Housing 21.
The use of a timber frame system – supplied by Saint-Gobain UK – for 26 homes has enabled Esh to accelerate its build programme, the firm said.
First-fix joinery and mechanical and electrical work is now underway in the properties, while substructures have been started on the remaining 28 homes which are being developed using traditional brickwork.

“Reaching the timber frame milestone is a significant step forward for the Pinfold Lane development and reflects our commitment to delivering high‑quality, sustainable homes for Yorkshire Housing and the wider Bridlington community.”
Being gas-free represents a first for Yorkshire Housing.

“Bridlington has a real need for sustainable and affordable housing, and this scheme is helping to meet that need in a way that supports both people and the environment.
“We’re excited to see the rest of the development come together as more energy-efficient features go in, including air source heat pumps, solar panels and enhanced insulation. These will make a real difference for residents, helping to keep homes comfortable and energy bills down.
“This scheme is showing how a focus on sustainability and strong partnerships can raise the bar for affordable housing – creating high-quality, energy-efficient homes where communities can thrive.”
Meeting an identified need for over-55s housing in the area, the 68-apartment extra care facility is also under construction on the site in partnership with Housing 21. Foundations of the apartment building are now complete, with work ongoing on the ground and first floor superstructures. Upon completion, the apartments will support independent living while providing residents with access to on-site care alongside amenities including a restaurant, hair salon and communal lounge.
The development is also backed by Homes England, with £3m provided through its Continuous Market Engagement Fund.
