Doncaster to consider 109-home scheme

Taylor Wimpey’s plans for the 10-acre site on Sheffield Road, Warmsworth, are set for green light approval at the council’s upcoming meeting on Tuesday.

John Burley (Investments) is also a client on the project, and the wider team includes QAD Architects and Nineteen47 as planning consultants.

The land was released from Green Belt and allocated as housing land in the Doncaster Local Plan in 2021.

The housing mix would comprise two-, three-, and four-bedroom homes, with most being two storeys in height and a proposed 23% will be affordable.

Located on the western edge of Warmsworth village, the site has been fields since at least 1854.

Given that, the design and access statement noted that an emphasis would be placed on including green spaces within the scheme, including at the front of the estate, to soften the edge of the development and allow it to blend in with the neighbouring Green Belt land.
