Developer proposes Sheffield office-to-resi
The Balance, a 10-storey building at the junction of Pinfold Street and Leopold Street, could be converted to 173 apartments.
A prior approval notice for change of use has been filed with Sheffield City Council for the project, on which ELG Planning is advising applicant Zensudo.
The Balance is described in documents by ELG as “a10-storey 1980s office block with a two-to-four storey podium wrapping round much of the building, which is located at the junction of Pinfold Street, Leopold Street, and Townhead Street in the city centre”.
Sheffield has made no secret of its ambition to build up the proportion of residential properties in the city centre, in particular giving options to young professionals.
Along with a raft of major build-to-rent proposals, several other office-to-residential proposals have come forward.
The council has signed off the conversion of Furnival House’s upper floors, while in October developer/investor Glenbrook put the 58,000 sq ft Commercial House up for sale, marketing the building as a prime residential conversion opportunity.
The project can be viewed on Sheffield’s planning portal with the reference 24/03202/CDPN.
