Citu adds to Leeds’ Climate Innovation District

The developer has received an £18m development loan from Maslow Capital to help finish its 87-apartment District Lofts scheme, which is already underway and due to complete this summer.

The development will have a mix of one-, two-, and three-bed flats, with seven designated as affordable.

The Climate Innovation District is a low-carbon regeneration project along the River Aire, 10 minutes from Leeds city centre.

As well as Citu, the project team also include Civic Engineers.

The masterplan consists of 955 homes that will be a net-zero residential district, designed to Passivhaus standard.

Other schemes on the site include the 108-home Aire Loft.

The project will turn what was industrial brownfield land into a mixed-use neighbourhood, consisting of housing integrated with accessible healthcare and a school.

Sustainability features include triple-glazed windows, mechanical ventilation with heat recovery systems, and innovative drainage systems that reduce flood risk by better managing the flow of water.
