CCfE submits 500-home Northallerton plans

The development would be the second phase of the Church Commissioners for England’s wider 65-acre site, which will deliver 600 houses along with a primary school and a local centre.

BDP is the architect on the scheme, with Deloitte as the planning consultant.

CCfE was granted permission for phase one, consisting of 109 homes, in 2023 and recently chose Miller Homes to deliver the scheme.

These plans will add 484 homes to the development, which is located between Stokesley Road and Bullamoor Road and was designed to fit to the Hambleton Local Plan, adopted in 2022.

The housing mix will range from detached family homes to one-bed apartments, and will include 30% affordable housing, age-friendly homes, and residential care provision.

Co-working space will also be created, to cater to WFH residents and local businesses.

Landscaping has, of course, been a key consideration with green walking and cycling routes included, alongside play spaces, community orchards, and allotments.

The site is a 30 minute walk from Northallerton centre and railway, and the main road next to the development will have capacity for a new bus route.

Matthew Naylor, team head, strategic land at the Church Commissioners for England, said: “The second phase at Northallerton seeks to further alleviate unmet demand for housing in this historic market town.

“By blending community and educational facilities, sensitive design that promotes enjoyment of nature, and a genuine mix of housing tenures and types, we hope to create an inclusive, cross-generational community that will serve its residents well into the future.”

The planning submission is the latest in the Church Commissioners’ strategic land portfolio, which has capacity to bring forward 30,000 homes across England in the near term. Approximately 9,000 of these homes are already subject to live planning applications.
