Capital&Centric paves the way for next Sheffield project

A site on Fitzwilliam Street will be cleared for 200 homes following its acquisition by the developer, which previously delivered the neighbouring Eyewitness Works.

C&C said the purchase unlocks the next the next phase of its 10-year Mesters’ Village masterplan.

Close to Sheffield’s Devonshire Quarter, the area has been a focus for the developer over the past five years, having completed the conversion of Eyewitness Works, the restoration of the Ceylon Building, and the creation of the Brunswick building.

The next part of the 15-acre masterplan will be named Fitzwilliam.

C&C’s planning goes back to 2019, when it announced a vision for the area with more than 2,500 homes, ‘maker’s spaces’, café bars, delis and a nursery.

Eyewitness Works featured weekly on Channel 4’s The Big Interiors Battle fronted by AJ Odudu last year.

Along with the homes, the project will see roads pedestrianised and the creation of new public squares, with ground floor spaces for businesses and community use.

C&C had previously acquired a large site within the masterplan area. The latest deal for the developer to acquire the remaining site from Sheffield City Council was approved by the council’s finance committee this week.

The development team will now work up detailed designs ahead of submitting a planning application next year, taking inspiration, it said, from the neighbouring ex-cutlery works buildings.

Mark Edwards, development director at Capital&Centric, said: “Our Eyewitness Works project and the surrounding buildings has been the trailblazer, bringing a new community of renters to this part of the city. Fitzwilliam is the next chapter, where we’re taking an unloved brownfield site and growing the Mesters’ Village neighbourhood.

“We’ve always had big plans for this area and our completed developments in the area so far has proved that there’s huge demand for beautifully designed, high-quality apartments. Sheffield is really having its moment and we’re looking forward to working with the city council to deliver another standout community.”

The developer is working elsewhere in Sheffield too, with plans now consented for a residential-led scheme at the former Cannon Brewery in Neepsend.

C&C is also working on a range of projects in the North West, along with the old town hall complex in Gateshead, and its largest venture to date in a 2,000-home new town at Northstowe, Cambridgeshire.
