Calderdale to consider 450-home Elland scheme

Avant Homes has split the houses over two parcels of land on either side of Exley Lane in Elland, with phase one consisting of 314 homes.

Full planning permission is being sought for phase one, of which 63 homes would be designated as affordable.

Outline permission for up to 130 homes that would be delivered on the smaller parcel of land in phase two is also requested.

McLoughlin Planning worked on the application, which is recommended for approval.

Planning for phase one also includes details about public open space, landscaping, and access from Exley Lane.

The land has been designated for housing in the Calderdale Local Plan, and the site to the north of Exley Lane, site one, measures 27 acres and is currently used for agriculture by the neighbouring farm.

The site is surrounded by a railway line, industrial buildings, a converted mill, and open farmland.
