Breck to start on former Lloyds site in November
The developer will demolish two former call centres on a seven-acre site in Farsley, Leeds, and replace them with 120 affordable homes, targeting completion in December 2029.
Planning consultancy Lichfields submitted the application last November on behalf of the Bank of Scotland – part of Lloyds Banking Group – and Breck Homes, with approval granted last week.
Designed by Nieman Architects, the plans feature three apartment blocks positioned on key corners of the development.
Following discussions with Homes England, the scheme will be the first fully affordable housing estate to come forward through Lloyds’ legacy estate strategy, part of a wider initiative by the bank to repurpose surplus sites for housing.
Known locally as Dawsons Corner, the brownfield site has stood largely empty in recent years and under the new proposals, it will be turned into one and two-bedroom apartments and three and four-bedroom houses, for shared ownership and affordable rent.
Many of the properties will feature residential gardens and the development will also include new public green space.
Breck is also in talks with a nominated housing provider, which will acquire the site on completion.
Since 2018, Lloyds has supported more than £23bn in new finance to the social housing sector through commercial lending and deal facilitation, including £3.2bn in 2025 alone.
Dawsons Corner will be Breck’s fourth affordable development in Yorkshire, with the property developer currently live at three sites in Bradford. Combined, the schemes at Rushton Avenue, Flockton Road, and Brompton Avenue will deliver 107 new homes.
Last summer, the company purchased a 4,400 sq ft office at Millshaw Park Industrial Estate, near Leeds, to accelerate its growth in the county.
