Barratt looks to add to Pontefract stock 

Wakefield is set to greenlight the housebuilder’s application for 71 homes on land east of Cobblers Lane, immediately north of another of its developments.

PB Planning supported the scheme, which is around 1.2 miles from the centre of Pontefract.

Monkhill train station is one mile from the plot, which is also close to the M62 and A1(M).

The 6.5-acre site was used for grazing, and has agricultural land to the east, while to the north is a railway line and a steep embankment.

The west and south boundaries comprise housing, including a 211-home Barratt site. 

As well as homes, Barratt has integrated a pedestrian link from Cobblers Lane through to the southern boundary next to Coleman Street.

The original layout was amended following pre-application consultations with the council, and now includes more primary and secondary routes throughout the site.

Unusually, no public open space has been designed into the development, except for landscaped areas that would accommodate a substation to the west and a pumping station and underground storage tank to the east.

The council is likely to approve the application at its meeting this week.
