Breck Holdings offloads 70,000 sq ft Dodworth unit
Constructional Timber has acquired the former Truswell Haulage site at Fall Bank Industrial Estate in a deal brokered by Knight Frank.
The Barnsley-based timber engineering firm will use its new premises to expand its business and will move in once a £200,000 refurbishment programme has been undertaken.
This is expected to complete by February next year, when the warehouse, maintenance bay, and office accommodation will become the firm’s new South Yorkshire base.
The premises sit on a 10-acre site, with the company hoping to develop further accommodation on site subject to planning.
Owner Martin Daws said: “What attracted us to the site was its size, location, and proximity to the M1 motorway for distribution and connectivity purposes, as well as the potential on the site for further development.
“The 10-acre site gives us the ability to relocate our business to a bespoke factory designed for our ongoing needs in one location, but also the site offers potential for us to develop further accommodation.
“Constructional Timber UK has also just completed the acquisition of local joinery company Kirk and Cranston who will be part of the CTUK group.
“The purchase of the new site will provide new opportunities for the development of K&C going forward.”
Andy Garnett, chief executive at Breck Holdings said: “There is strong owner-occupier demand for quality industrial units across the North and since the previous rental occupier left the premises, we have experienced several enquiries to purchase the site.
“We would like to thank our advisers Knight Frank, Napthens, and Christopher Dee, as well as Constructional Timber, who were responsive and engaged throughout the transaction, allowing us to complete this sale quickly and reinvest the funds in our industrial portfolio.”
Rebecca Schofield, partner at Knight Frank in Sheffield, acting for vendor Breck Holdings, said: “Constructional Timber saw the potential in the location of the site, just a mile away from the M1, but also how they could adapt and refurbish the building to suit their requirements.”
